Cesc Fabregas scored the only goal as Chelsea produced another match-winning performance to edge Sunderland 1-0 at Stadium of Light.

Meanwhile, the defeat leaves the Black Cats rooted to the bottom of the table and four points from safety.
Middlesbrough 0 – 3 Liverpool
The Reds jumped into second spot in the table after swimming out of the Riverside stadium with a big win.
Two goals from Adam Lallana and a strike from Divock Origi were all Jurgen Klopp’s side needed to overtake Arsenal on goal difference.
The result, meanwhile, leaves Boro in 17th place and three points shy of the relegation zone.
Crystal Palace 1 – 2 Manchester United
The Red Devils ensured they kept in touch with the top four after snatching a late winner at Selhurst Park.
They shot into lead through world’s most expensive player, Paul Pogba. But Palace responded with a James McArthur equaliser.
However, Zlatan Ibrahimovic ensured Jose Mourinho left the stadium a happy man as he struck late to hand United the crucial points.
Following the defeat, Alan Pardew’s Palace sit three points above the bottom three.
Tottenham Hotspur 3 – 0 Hull City
Spurs were clearly convincing in their win over Hull City at White Hart Lane.
Christian Eriksen was the man who put them in front, and he later scored another, before Victor Wanyama tapped home from close range to cap off a fine performance by Mauricio Pochettino’s men.
Manchester City 2 – 0 Watford
Pep Guardiola’s side got back to winning ways and tightened their grip on fourth place after seeing off Watford at the Etihad Stadium.
City went in front through Pablo Zabaleta. Then David Silva netted the second to help them forget about last weekend’s thrashing at the hands of Leicester.
West Ham United 1 – 0 Burnley
The Hammers got their first win in seven games as they pipped Burnley in a close game at the London Stadium.
Mark Noble struck the only goal for West Ham after scoring the rebound of his initially missed penalty.
Thereafter, Sean Dyche’s side tried their luck on numerous occasions, but Slaven Bilic’s side were firm enough to ensure a win they desperately needed.
The result leaves Burnley in 13th place and five points clear of the relegation zone.
West Bromwich Albion 3 – 1 Swansea City
Salomon Rondon scored a hat-trick as the Baggies stretched their impressive form with a resounding win over Swansea.
Wayne Routledge later scored a consolation goal for Bob Bradley’s hapless side.
Stoke City 0 – 0 Southampton
Fans at the Bet365 Stadium witnessed a barring draw between Stoke and Southampton.
There was no breakthrough for both sides, leaving them within ten points shy of the European places.
